Is a Metal Roof Worth It?

Most metal roofs on homes are standing seam: long panels running from ridge to eaves, joined by raised seams with hidden fasteners. Other systems use exposed screws or panels shaped like shingles. All of them depend on good underlayment, trim and flashing at valleys, walls and chimneys.

Fire rating matters here. According to PPRBD, hundreds of homes were lost in two local wildfires: Waldo Canyon in 2012 and Black Forest in 2013. Within Colorado Springs city limits, one- and two-family homes must have a roof covering rated Class A for fire. Ask your roofer for the product sheet showing that rating for the exact system quoted.

Metal costs more up front. Owners who choose it usually want a long service life and a roof that sheds snow.

Typical Reasons to Request Metal Roof Replacement

  • Fire rating comes first. Some owners want a roof covering with a documented Class A rating and fewer seams.
  • Snow that slides off. Smooth panels shed snow faster than a textured shingle surface.
  • Fewer re-roofs ahead. Some owners would rather pay more once than replace shingles again sooner.
  • A worn metal roof. Rust, loose fasteners or failed sealant are reasons to replace older panels.
  • A low-slope porch or addition. Gentle pitches can suit standing-seam panels better than shingles.

What Metal Roof Replacement Typically Costs

Standing-seam metal sits at the top of the per-square-foot range. Steep pitches, many valleys, thicker panels and premium finishes push it higher.

From Inspection to Cleanup

  1. Measure and inspect. The roofer measures each plane, checks the deck and notes chimneys and skylights that need custom flashing.
  2. Pick the system. Settle panel style, metal thickness, finish color and the finish warranty.
  3. Sign in writing. Both sides sign before work starts, and you have 72 hours after signing to cancel.
  4. Permit. The roofer pulls it from PPRBD, which requires an active PPRBD license first.
  5. Deck prep. The old roof comes off, soft boards are replaced and underlayment goes down, with an ice barrier at the eaves above 7,000 feet.
  6. Panels and trim. PPRBD doesn't usually require a mid-roof inspection for metal fastened straight to the deck.
  7. Final inspection. Reroof inspections aren't same-day, so allow a few days.

What You Can Expect

Metal takes careful cutting and fitting, so ask how many metal roofs the roofer has done and call a couple of those owners. Get the panel brand, thickness, finish and warranty written into the contract. Colorado law has the roofer hold your money in trust until materials are delivered or most of the work is done, which matters when panels are cut to length ahead of time. Search the roofer on pprbd.org, and get proof of liability insurance with no re-roofing exclusion.

What People Want to Know

Can I put a metal roof on a home in Manitou Springs, CO?

It depends where the home sits. In the city's Local Historic Districts, metal and rubber roofs are mostly not allowed unless the roof is flat and out of view, or the work matches metal already there. Manitou Springs also requires its Property Improvement Permit before the PPRBD permit, and visible exterior changes can take one to two months.

Can metal go right over my shingles?

PPRBD's published no-overlay rule is written for new asphalt shingles. For metal over an existing roof, ask your roofer and PPRBD what applies to your home before agreeing to it. Many owners choose a full tear-off anyway, so the deck can be checked and fixed before panels go on.

Will hail ruin a metal roof?

Large hail can dent metal panels, and dents may show even when the roof still keeps water out. Whether a dent counts as damage under your policy is between you and your insurer. If hail worries you, ask the roofer about impact ratings for the panels quoted and read the finish warranty.

Does my HOA get a say?

Often, yes. Read your HOA's architectural rules on material and color before signing. Colorado passed a law in 2024 that stops HOAs from banning fire-hardened roofing materials, so ask your HOA how it applies to your plans. Get approval in writing and share it with your roofer before panels are ordered.
