An Area Built on Drive Times

The towns on this page sit within a reasonable drive of downtown Colorado Springs, from Monument in the north to Fountain in the south. That matters for a roof job: an independent local roofer who works nearby can come back for a punch-list item or a warranty call without much fuss.

It also keeps the rules simple. The Pikes Peak Regional Building Department (PPRBD), 2880 International Circle, Colorado Springs, CO 80910, permits roofs in the city, in Fountain, Manitou Springs and Monument, and in unincorporated El Paso County. Call 719-327-2880 with permit questions.

Every Town We Cover

  • Colorado Springs, CO. Home to 478,961 people at the 2020 Census across 195.40 square miles. City rules call for at least a Class A fire-rated roof covering on houses and duplexes.
  • Manitou Springs, CO. About 6 miles west, at the foot of Pikes Peak. Nearly 40% of its housing units were built before 1940 (city housing study, 2019). A city Property Improvement Permit comes before the PPRBD permit.
  • Manitou's historic districts. In the Local Historic Districts, staff can approve a roof if the footprint, pitch and size stay the same. Colors can't be white or very light, and review of visible work can take one to two months.
  • Security-Widefield, CO. About 8 miles south-southeast, in what its school district calls the largest unincorporated area in Colorado. 87.2% of homes are owner-occupied. On August 6, 2018, NWS Pueblo logged 4-inch hail 2 miles east-southeast of Security.
  • Fountain, CO. About 10 to 12 miles south along I-25 and Fountain Creek. Founded in 1859 and incorporated in 1903. NWS Pueblo says 3.0-inch hail fell on the town and the southern metro during the night of June 13, 2018.
  • Falcon, CO. About 15 miles northeast, in unincorporated El Paso County, so PPRBD handles roof permits. Falcon School District 49 counted 26,423 students in 2025–2026. If your home is in an HOA, read its roof rules before choosing a color or material.
  • Monument, CO. About 20 miles north on I-25 in the Tri-Lakes area. The town grew from 10,399 people in 2020 to an estimated 13,813 in 2025, and 76.1% of homes are owner-occupied. Many owners answer to an HOA, so check for an architectural review step.

Ask About Your Address

Mailing addresses can mislead. A home with a Colorado Springs or Fountain address may sit outside those city limits, which can change rules such as the city's Class A minimum. If you aren't sure where your house falls, call (719) 555-0168 and tell us the street. If it's a fit, we pass your request along and a roofer calls to set up the free inspection. If not, we'll tell you.
