When Patching Stops Making Sense

One bad spot rarely means a new roof. Two or three of these signs together are a good reason to book an inspection.

  • Curled or cracked shingles. The city gets nearly 300 days of sunshine a year (City of Colorado Springs), and years of strong sun leave asphalt dry and brittle.

A Site Made for Colorado Springs

General William Jackson Palmer laid out Colorado Springs in 1871 as a resort with Pikes Peak always in sight, and the first stake went in on July 31 that year (Pikes Peak Library District). The city now covers 195.40 square miles.

Local rules shape each roof. PPRBD requires at least a Class A fire-rated covering on one- and two-family homes in the city, solid wood roofing excluded, a rule with real weight after the Waldo Canyon (2012) and Black Forest (2013) fires destroyed hundreds of homes. Homes above 7,000 feet also need an ice barrier at the eaves.

Do I need a permit to replace my roof in Colorado Springs?

Yes. Once roof work covers more than 100 sq ft, PPRBD wants a permit, no matter who is on the ladder. Your roofer pulls it, and PPRBD issues it only to a roofer with an active PPRBD contractor license. Reroof inspections are not same-day, so allow time. PPRBD: 719-327-2880.

Does Colorado license roofers?

Colorado has no state roofer license. Locally, PPRBD licenses roofing contractors under its Building Contractor D-1 Roofing and D-1 Exterior classes. Search the roofer on pprbd.org before you sign, and ask for proof of liability insurance that does not exclude re-roofing.

Can a roofer cover my insurance deductible?

No. Under C.R.S. 6-22-105, no roofer may promise to pay, waive, rebate or soak up any part of your deductible. You pay your own. If a roofer hints at a way around it, take that as a reason to look elsewhere. This site never offers deductible help either.

Do I have to use Class 4 shingles?

No. Class 4 shingles are optional here; what the city requires is a Class A fire rating. Many insurers offer a discount for Class 4 roofs; ask yours. They cost more, about $5.50–$8.00 per sq ft in Colorado (askdoss, 2026).
